Commercial construction1,850 subcontractors

An ENR Top 100 contractor found 142 missing completed operations endorsements in 30 days

A commercial general contractor ranked in the ENR Top 100 runs 64 active jobsites across nine states with roughly 1,850 subcontractors on active commitments. Its project administrators logged COIs in project-level spreadsheets and attached the PDFs to each subcontractor's company record in Procore. Nobody read the endorsement pages. In its first 30 days on Pikorua Security, the contractor found 142 subcontractors whose additional insured coverage ended the day their work did, put every one of them on a payment hold through Procore and CMiC, and cut the time to resolve a deficiency with a subcontractor's insurance agent from 28 days to 4.2.

We had 142 subcontractors who looked compliant on the front page and weren't. Pikorua Security found them in a month. Our last three tenders went through without a coverage fight.

In their words

Risk, operations and finance, on what changed.

Six people who use Pikorua Security every week, from the VP who reports tender results to the board to the controller who no longer releases holds by hand.
We loaded 4,600 certificates expecting a cleanup. We found 142 subs whose completed operations coverage would have failed a tender. That list went straight to the board.

My PMs used to spend Friday afternoons on the phone with insurance agents. Now the agent gets a checklist and an upload link, and the PM gets a notice when it's fixed.

Subs upload once, get told exactly what's missing, and they're cleared before mobilization. I haven't held a crew at the gate over paperwork since we started.

When the packet shows the endorsement, the edition, the contract clause and the date it was verified, the carrier's coverage counsel has very little left to argue about.

Non-compliant subs don't get paid, and I'm not the one who has to stop them. The hold appears in Procore and lifts itself when the endorsement verifies.

Our retention is $100,000 and Professional costs us $8,388 a year. One tender the sub's carrier accepts instead of us paying covers the subscription for more than a decade.

How we measure

Every number on this page comes from a deficiency log, not a survey.

We instrument compliance capture from day one: baseline defect rate, broker turnaround, the share of vendors with verified CG 20 37 and waivers of subrogation, and hours saved per team. Then we interview each customer at day 60 and day 120 with the same three questions.

  1. 01

How were you tracking subcontractor COIs and endorsements before Pikorua Security?

Sets the baseline: tools, people, and what was actually read.

  2. 02

How many hidden coverage defects did Pikorua Security find in your active files?

Counted from the deficiency log, by form and by vendor, not estimated.

  3. 03

What happened the last time a claim occurred with a verified Pikorua Security audit packet?

Tender outcome, as reported by the customer's risk or legal team.
