Fire Protection subcontractors
Fire Protection subcontractor COI requirements
Fire protection contractors lay out, install and test the sprinkler and suppression systems a building relies on. Their work is tested only when something goes wrong, either a fire the system fails to control or a release that floods finished space. Pikorua Security's 2026 benchmark puts fire protection at 64% deficient on first review, with design responsibility and water damage wording behind most findings.

| Coverage | Typical limit | What to check |
|---|---|---|
| Commercial general liability (CG 00 01, occurrence) | $1,000,000 each occurrence / $2,000,000 general aggregate | Per-project aggregate via CG 25 03. Sprinkler leakage losses during testing can be large on finished floors. |
| Products-completed operations aggregate | $2,000,000 | System failures and leaks after occupancy are the main exposure, and they can be catastrophic. |
| Business auto liability | $1,000,000 combined single limit | Service and installation vans; hired and non-owned included. |
| Umbrella / excess liability | $5,000,000 each occurrence and aggregate | Raise to $10,000,000 for high-rise, healthcare, warehouses with high-piled storage and data centers. |
| Workers compensation / employer's liability | Statutory / $1,000,000 each accident, $1,000,000 disease each employee, $1,000,000 disease policy limit | Sprinkler fitters work overhead from lifts across the full building footprint. |
| Contractors professional liability | $1,000,000 per claim | Most sprinkler contractors prepare layouts and hydraulic calculations under NFPA 13, often by NICET-certified technicians. That is design. |

Exclusion watchlist
Exclusions that void fire protection coverage
- Red flag
CG 22 79 Exclusion, Contractors, Professional Liability
Sprinkler layout and hydraulic calculations are design work. If a system fails to control a fire because the design was inadequate for the hazard, CG 22 79 can push the claim off the CGL. Require a professional policy or a CGL that does not exclude the sub's own design.
Read the CG 22 79 guide - Red flag
Fire suppression system or failure to protect exclusion
Some carriers exclude damage arising from the failure of a fire protection system to perform. For a sprinkler contractor, that removes the core exposure the GC and owner are transferring.
- Red flag
PFAS exclusions
ISO and carriers have introduced exclusions for perfluoroalkyl and polyfluoroalkyl substances. Contractors that install or service foam suppression systems using AFFF should be asked how PFAS claims are covered.
- Red flag
Water damage or sprinkler leakage limitations
Manuscript wording that limits property damage from water discharge. Leaks during hydrostatic testing and accidental discharge after occupancy are the most frequent fire protection claims.
Sprinkler contractors are designers too
On most commercial projects, the fire protection contractor prepares the sprinkler layout and hydraulic calculations to NFPA 13 from the engineer's performance narrative. Layouts are usually prepared by NICET-certified technicians and submitted to the authority having jurisdiction. In insurance terms, that is a professional service, and contractor CGL policies routinely exclude professional services through CG 22 79 or a similar carrier form.
If a warehouse fire overwhelms a system because the hydraulic design did not account for the storage commodity, the claim is a design claim. Require contractors professional liability on fire protection subcontracts that include layout or calculations, and verify the retroactive date precedes the start of layout on your project.
Testing, discharge and finished floors
Fire protection water losses cluster around two moments: hydrostatic testing before ceilings close, and accidental discharge after occupancy from a damaged head or a freeze in an unheated area. Both can damage finished work owned by the GC, the owner or tenants. The sub's CGL should cover this property damage without a water damage limitation, and the GC should be an additional insured for both ongoing and completed operations.
- Ask whether the CGL limits property damage from water discharge.
- Confirm CG 20 37 is attached at the same edition as CG 20 10.
- Check that the umbrella follows form over completed operations.
Inspection, testing and maintenance after turnover
Many fire protection contractors stay on after turnover to perform inspection, testing and maintenance under NFPA 25. For property managers and REITs, that is a vendor relationship with ongoing operations exposure for years. Pikorua Security moves the vendor from the GC's project template to the property's service vendor template, so CG 20 10 ongoing operations status is required again for the maintenance contract.
How to verify a fire protection sub's COI
A manual review of one COI and its endorsement packet takes 25 to 40 min (CFMA Time Study). These are the six checks, in the order Pikorua Security runs them.
- 1
Match the named insured to the subcontract
Compare the named insured on the ACORD 25 with the legal entity that signed the fire protection subcontract, including the LLC or Inc. suffix. A trade name or DBA is not the contracting entity, and additional insured coverage follows the policy's named insured.
- 2
Check limits against your fire protection exhibit
Confirm commercial general liability of $1,000,000 each occurrence / $2,000,000 general aggregate, an umbrella of $5,000,000 that follows form over CGL, auto and employer's liability, and statutory workers compensation. Then confirm contractors professional liability is evidenced, because it does not appear on a standard ACORD 25.
- 3
Read the endorsement pages, not the checkboxes
A Y in the ADDL INSD or SUBR WVD column is not an endorsement. Confirm CG 20 10, CG 20 37, CG 20 01, CG 24 04, WC 00 03 13, CA 20 48 and CG 25 03 are attached as forms, and that the ongoing and completed operations forms share the same edition date.
- 4
Scan the schedule of forms for fire protection exclusions
Look for CG 22 79 Exclusion, Contractors, Professional Liability, fire suppression system or failure to protect exclusion, PFAS exclusions and water damage or sprinkler leakage limitations. None of these appear on the certificate; they sit in the declarations schedule of forms and the endorsement pages.
- 5
Check carrier ratings and policy dates
Confirm each carrier is rated A- VII or better by AM Best and that no policy expires before the fire protection scope and its completed operations period are finished. Set renewal reminders at 60, 30, 15 and 0 days.
- 6
Hold payment and site access until resolved
Keep the fire protection sub's pay applications and jobsite badges on hold until every finding is resolved, then file the verified packet so it is ready if you ever need to tender a claim.
