Property Management & Accounting integration
Buildium COI compliance integration
Keep Buildium vendor insurance verified and flag bills from vendors whose coverage fails. Pikorua Security connects through the Buildium Open API, writes the verified provider, policy number and expiration date to each vendor, and adds a hold memo to unpaid bills from non-compliant vendors so nothing goes out in the next payment run by mistake.

| Field | Direction | What happens |
|---|---|---|
| Vendors | Buildium to Pikorua Security | Name, category, contact and the existing insurance fields, matched to Pikorua Security vendors. |
| Rental properties and associations | Buildium to Pikorua Security | Used to apply property or association requirements, including naming the association as additional insured. |
| Unpaid bills | Buildium to Pikorua Security | Bills by vendor, to show the dollars at stake and to receive hold memos. |
| Vendor insurance: provider, policy number, expiration date | Pikorua Security to Buildium | Buildium stores one policy per vendor, so Pikorua Security writes the required coverage that expires first. |
| Bill memo | Pikorua Security to Buildium | "HOLD: COI deficient, see Pikorua Security" added to unpaid bills from failing vendors and removed on renewal. |
| Vendor and bill events | Buildium to Pikorua Security | Buildium webhooks bring new vendors and bills in as they are created. |
Trigger events
When the certificate changes, Buildium changes with it.
- Hold
Required coverage expires
Then: The vendor's insurance expiration is updated so Buildium's own expired-insurance warning shows, and hold memos are added to unpaid bills.
- Hold
Association not named as additional insured
Then: Hold memo with the missing name, and the vendor's broker receives the exact wording the association requires.
- Warn
Coverage expiring within 30 days
Then: Buildium's expiration notice and Pikorua Security's broker request go out together. No hold.
- Release
Renewal verified
Then: New policy number and expiration written, and hold memos removed.

One policy field, verified
Buildium, a RealPage company, is property management software for residential portfolios and community associations. Its vendor record holds a single insurance policy: provider, policy number and expiration date, and it can warn when a vendor's insurance is missing or expired, with notice starting 90 days out. Because there is one slot, Pikorua Security writes the required coverage that expires first, so the warning fires on the date that actually matters.
Buildium's Open API, available on the Premium plan, is self-serve: an administrator creates an API key and the connector authenticates with the client ID and secret. No paperwork and no file drops.
Associations and owners as additional insureds
Association boards and rental owners care about one thing on a vendor certificate: that they are named. Pikorua Security checks the endorsement for the exact legal name, such as "Willow Creek Homeowners Association, Inc.", and for the management company, and flags variations that would not hold up when a claim is tendered.
Every coverage line, with its endorsements and dates, stays in Pikorua Security, linked from the vendor in Buildium.
